Any person who thinks Dubai is the result of free market forces is completely wrong. In Dubai, oil has been the foundation of growth because despite having just a fraction of what neighbouring Abu Dhabi has, the vast majority of the money flowing into Dubai comes from oil sources. You won't find the right culprits unless you understand the mechanisms behind the cycle. I think those who contribute to widening speculative premiums are to blame. And the worst are those who: hype property when it is already expensive, finance property for more than its traditional lending value, lie about their incomes to buy more than they can afford, reduce interest rates to unsustainably low levels to avoid recession... those are the people to blame.

If you bothered to read the extensive arguments on the GEI thread, you would see that I make a (useful?) distinction between those who are true speculators, paying a huge speculative premium for property, hoping to make a capital gain, and the investors. True property investors buy only when Rents are above Mortgage Rates- as I have done. They provide a service, when the market is crying out for places to rent. I suspect you are a "soundbite thinker" who doesnt want to do the work.

I'm sympathetic to the Georgist cause, but I find such post-hoc discussions weak. With hundreds of gurus out there, some of them must, if only by chance, make correct predictions. That doesn't mean their analyses are correct. I'm especially wary of cycle analyses, and folks who think they can time them precisely, when there are so many variables at work. Maybe he can do it, maybe he can't. Who cares? Let's get on with the stated task of identifying culprits and explaining the solution!

It would help if the simulation of these cycles be refined so that accurate forecasts of the housing market become popular news items. now look...i've been a loan officer for a short time. i've been around all professionals involved. just starting out i closed one deal, a re-finance and pocketed $2000 for talking to people and turning paperwork. i've been around people making $100,000 or more every year (which is LOW). if you don't run your own country (your household) right, you'll be at the will of economic changes. all the years of riding high...what the hell did people do with the money they earned?!!!!!

I'm in the building trade. We have been fabercating homes for about $70,000 that are sold for about $225,000 in S.E. Michigan. In essence, with finacing, the home is sold for $600,000/30 years. What has wallstreet been doing with all the profits? At a monthly payment of $2,000 the home mentioned is paid for in 35 MONTHS (2 years 11 months). the rest is intrest, finance charge, closing costs,,,,,,, Ron Paul '08!!!!!!!

It was the Democrat's idea of making it "easier" for people to own homes by allowing them to take out loans they can't afford to pay back. Under the loan program, the documentation is listed as "No income. No Asset." Don't blame Bush for the mortgage meltdown. Bush did not tell or force those naive homeowners to buy homes they can't afford. They brought it upon themselves, thanks to the Democrat's lousy idea.

If the community reinvestment act was responsible, there would have been a housing crash in the 1980's. House prices skyrocketed from 2000-2007, during the Bush Administration because of the White House's unwillingness to increase interest rates and control inflation. The never-ending printing of money devalued the money further.

I'm in the building trade. We have been fabercating homes for about $70,000 that are sold for about $225,000 in S.E. Michigan. In essence, with finacing, the home is sold for $600,000/30 years. What has wallstreet been doing with all the profits? At a monthly payment of $2,000 the home mentioned is paid for in 35 MONTHS (2 years 11 months). the rest is intrest, finance charge, closing costs,,,,,,, Ron Paul '08!!!!!!!

No one needs an expensive home, especially people who can't afford it, they need to rent and save. Government shouldn't use tax payers money to bail out businesses or individuals who practice bad business. Banks create money out of thin air but if we don't borrow they can't create or charge interest on it. A couple made about 75,000/year borrowed 535,000 for a second home, the rate adjusted, its gone. And the bank is to blame because it put the gun to these people's heads and made them borro.

I blame both but I blame the lender more no one NEEDS an expensive vehicle the WANT an EXPENSIVE vehicle lol. Real estate crises caused, in part, by irresponsible consumers. You can't blame on lenders, their business is to sale financial products to people not to take care of people's finance. If you come to my dealer to buy a $65000 vehicle, my sales person will sell it to you. They assume that you have the money and desperately need an expensive car. Home owners who are in over their heads deserve what they got. Irresponsible people should be taught a lesson not rewarded.

Mine hasnt so far, but if it went below value if I needed a roof I could not take out a home equity (because there wouldnt be any to upkeep the property). So I'm honestly weighing it out if its really worth being a home owner, unfortunately more rents are higher then my mortgage, and I grow most of my own food, so my few acres is valuable (to me) economically speaking (it makes sense). I dont deck the thing with grandios stuff or nothing like that.

Firstly I never said financial emergency did not exist before Christ, secondly it would be nice to borrow easily but within someones ability to pay it back. I wasnt saying my financial crises created the real estate turmoil, and I see small cars (given I'm in a state that taxes higher for higher end cars yearly) BUT I cant SEE bikes because I'm RURAL but that does not mean there arent. If you live 30 minutes by car from work it would take 4 hours by bike to get there. Thats nuts

Its crazy employer that a lender approved a McDonalds employess (making $30,000) for a $500,000 mortgage thats nuts, I cant even LEGITIMATELY approve for that kind of mortgage and our current income is $100,000 I think the lender should explain why they know "numbers" not some McDonalds guy. Higher the price of hummers, not food (what people NEED to physically survive) or gas (to work)

People have been having personal financial emergency since before Christ and we never had housing bubble. We borrowed too much. Bankers are to blame too for making it easy for us to qualify but we didn't have to borrow and spend. I appreciate your financial crisis but it did not create real estate turmoil. Food and gas prices are still too low because I still don't see bicycles or small cars.

Karla, I'm not talking about the rich, only the middle and lower economic class people who have no business of owning large vehicles. Read "The Millionair next door" and you'll learn that rich people are very careful with their money. They don't take a $500,000 loan to buy a house they don't need, only the pathetic poor do that to show off. I read somewhere today a McDonald's employee, who made only $35,000 a year, borrowed $500,000 loan to buy a house. Explain why. Food/gas have to go higher.

In a pure market driven economy people can ultimately take control of their lives. The fundamental design flaw is our forced association and intervention by schemers wearing a veil of "greater good." Corporations are given influence over the market with government subsidies and regulations. Excess credit (unearned, undeserved capital) from corporate banks undermines us and our control. There is a real estate bubble where I live as well, rated highest cost of living in Canada. If I cannot pay rent I will move.
